Undeveloped land is valued very differently from a finished lot. We review:
- Legal access: road frontage, a recorded easement, or no access at all
- How far the nearest power, water, and paved road are
- Usable acreage versus wetlands, floodplain, or steep ground
- Standing timber, which can add value on its own
- Zoning and how surrounding land is being used or developed
Land Without Road Access Or A Survey
Missing legal access lowers value but doesn't make land unsellable. Georgia law provides a process for landlocked owners to seek a private way, and we evaluate those parcels regularly. You also don't need a new survey — we work from the deed, plat, and county GIS maps.
